Living space is limited and expensive in almost all cities. A storey addition offers this where it is needed – quickly, cost-effectively and with a high level of living comfort, often in conjunction with a beautiful view and an exceptionally private outdoor space, i.e. a roof terrace. Flexible usage options – Under this heading, a wooden, prefabricated roof development was undertaken on an existing building in Basel. Schwörer building consultant Mathias Hirt now has probably one of the most beautiful workplaces in the city, but his office could also be used as a living space.
Wooden prefabrication is particularly suitable for this type of inner-city densification. The high level of prefabrication of the roof and wall parts guarantees a short construction time with accordingly short blocking periods for transport routes and, by association, contractual noise pollution for residents, as well as straightforward installation thanks to precision-fit elements. The project in Basel could therefore serve as a mode for efficient storey additions.
From his desk Mathias Hirt looks over the roofs of the city at the striking, terraced architecture of the Roche Tower, the tallest building in Basel, a prestige structure. He would not swap it. He cannot imagine a better workplace than his new office with the two generously designed workrooms, inviting reception desk and large desk in front of the open-plan kitchen with island. With the plain, white design, the rooms look even bigger. Here, he advises prospective building clients at the long table in homely surroundings with parquet flooring and a panoramic window façade. You could equally imagine yourself here with a group of friends at a social gathering.
That is also the idea of the concept: The storey addition in Basel is divided into two units for flexible use. Matthias Hirt uses one of them as an apartment. The other is his office. The unbeatable advantage: the extremely short commute. Around this is a roof terrace, which can be used both privately and as a break area during working hours. Moreover, the office is furnished with a guest WC and shower room. If required, the office can therefore also be repurposed as a separate residential unit.
Alternatively, a loft conversion is also possible with our FlyingSpace-residential modules prefabricated modules furnished complete with kitchen, bathroom and private rooms, which offer new options for urban densification, owing to their compact dimensions and simple structural calculation. As required, the rooms have pre-installed sanitary fittings, kitchen facilities and even lighting.
FlyingSpaces are produced with computer-operated prefabrication in the company’s own factory, independent of weather conditions. This guarantees cost security and the familiar Schwörer quality. Ready to use, the modules are moved into place by low loader, positioned by crane and set up by a well-versed Schwörer installation team – a single module within a few hours, a residential complex within a few days. No major work is required in the surroundings here; even storey additions on existing buildings are possible, thanks to the light, prefabricated, timber construction. With the FlyingSpaces, SchwörerHaus is therefore keeping up with the great demand for affordable inner-city living space, where quick, cost-effective yet high-quality solutions are required.
